The purchase or sale of real estate is a sale of judicial interest that can become unexpectedly complex. Realtors are trained to navigate all the ins and outs that are often underestimated by sellers of private homes. Obligation to meet the conditions: problems may arise while the buyer tries to fulfill the conditions and the buyer may revoke the contract. If there is a condition, the party that benefits from that condition is required to take all reasonable steps to accomplish it. You cannot terminate the z.B agreement if you have not received a report from a manufacturer. Even if a bank will not lend you the full amount to complete the purchase, you may be required, under the condition of standard financing, to exhaust all reasonable opportunities to obtain financing, including asking the seller for “lender financing.” If you are selling your property privately and you have also listed the property for sale with a real estate agency, you may have to pay a commission based on the terms of the agency agreement. You should disclose any information you know that may be relevant to the buyer, including questions. If we don`t, we could end up in court. You don`t need to promote the information, but potential buyers who have expressed interest in an offer can be informed. If you are selling privately, your lawyer can establish the sales and sale contract based on the price and terms you have agreed with a buyer or help you verify a sales contract that a buyer has offered to you. If you are selling your home privately, be sure to appreciate the legality.
